REAL ESTATE STAGING
WHAT IS STAGING? FEES FAQ
REAL ESTATE STAGING
is the newest, most cost effective way to substantially increase
your home's resale value. Enhance the value of your home by
preparing it to be as visually pleasing as possible. We provide
a comprehensive front curb to back fence consultation including
a color analysis and walk through checklist, as well as optional
redesign your rooms. Statistics show that staged homes sell for more
money and in less time than non-staged homes.(FAQ)
THE PROCESS
begins with a consultation and concludes with a detailed written plan
outlining recommendations for all rooms of your house. During your
consultation, we view all the rooms of your home and recommend changes
that can be made immediately for dramatic results. If you choose to have
us redesign some or all of your rooms, you will also receive a checklist and
photographs of the finished room. These are useful when preparing for open
houses and showings. During the staging redesign, we will rearrange your
furniture, art, and accessories to draw attention to best features of your home.
The time involved varies depending on the size of your home. An average
consultation for a home less than 3500 square feet will last about two hours.
Many clients choose to have us conduct the consultation and a redesign of two
or three of their main living areas. If a client many repairs, painting, or things
to pack, they often ask that we return the following week to conduct the actual
redesign.
FEES
Real Estate Staging consultations are $225 for the first two hours and $80 for
each additional hour of consultation or redesign. According to the 2003
HomeGain Survey of 2000 Realtors, sellers recovered 200% of the cost of
staging in the final price sale of their house.
FAQ
Why should I stage my home?
You will Make More Money in less time:
The U.S. Housing and Urban Development reports that on
average, a staged house sells for 6.9% more and in 50%
less time than non-staged homes.
It doesn't cost you anything: The 2003 Home gain
Survey of over 2000 Realtors shows that sellers who spent up to $1000
staging their home regained almost 200% of that cost in the sale price of
their house.
Why can't I do it myself?
Most homeowners cannot objectively view their homes.
We become accustomed to how something looks and it is very difficult
for most sellers to see the flaws in their own homes. With an objective
professional opinion, it is much easier to package and effectively market
your home.
Greater focus and less time lost finishing the project. Professional
home stagers can manage your project from beginning to end or give you
a detailed report for you to follow.
Will I be pressured to spend a lot of money?
No. Staging is meant to make your house as appealing to many people
so that it sell quickly and for the best price. We do this as economically
as possible to maximize your earnings from the sale. We use your
furniture, art and accessories to stage your home. We do give you a
list of recommended improvements whose costs are typically regained
in the sale price of your home. If your home is empty we need to utilize
furniture rental companies to properly stage your home.
Houses in my neighborhood always sell quickly, why should I stage?
You may benefit even more! Buyers often pay asking price for a mediocre
home in a hot market. Imagine how much people will pay for a more
desirable staged home.
Is it really worth the time and money to have my home staged?
Absolutely! Staging is a worthwhile investment that costs substantially
less than any price reduction you might take. Statistics show that staged
homes sell more quickly and for more money. It is a lot easier to show
and sell a staged home, which means less hassle for you during the selling
phase. It also makes the transition and move easier because you have
already begun packing and your rooms are more organized.
